HIP Land Registry Title
An 'Official copy' of the Land Registry Title is required to be included in the HIP. This can be either the official paper copy or electronic copy, but in practice this is normally the electronic PDF copy.
Some HIP providers have been including the 'Registry Views' of the Land registry Title. This is not acceptable and only an official copy that states 'Official Copy' on it is valid in a Home Information Pack.
The Land Registry title states if the land is freehold or leasehold, who the owner of the property is and if there are any charges on the land e.g. from a mortgage company. It may also state restriction on the land.
If the property is unregistered then this Title will not be available and other evidence will be required.
