HIP Unregistered Properties
The majority of properties in England and Wales are registered with the Land Registry and thus the Land Registry Title and Land Registry Plan will be available.
However a small percentage of properties are not registered with the Land Registry and the Land Registry will issue an 'Official search of the index map' which must be included in the HIP. This normally occurs with properties that have not change ownership in recent years.
The HIP must then include 'Evidence of title' to prove the seller has the right to sell the property. This evidence is normally within the Conveyancing documents created when the seller first purchased the property.
